LEED certification, from strategy to award.
LEED advisory across rating systems, for new construction and existing buildings, from credit strategy and documentation through review to a certified result.
The world's benchmark for green buildings.
LEED is the most widely used green building rating system in the world. For owners and developers, a LEED rating is the recognized proof that a building was designed and operated to a real environmental standard.
Points are won or lost in credit strategy and documentation. We target the right credits for the asset, assemble evidence to the reviewer's requirements, and manage the submission so the rating you aim for is the rating you get.
What LEED measures.
LEED awards points across credit categories; the total determines the level, from Certified to Platinum.
-
01
Location & transportation
Site choice, access to transit, and how the building connects to its surroundings.
-
02
Sustainable sites
Site development, stormwater, heat-island effect, and ecological impact.
-
03
Water efficiency
Indoor and outdoor water use, metering, and reduction.
-
04
Energy & atmosphere
Energy performance, commissioning, and refrigerant management, usually the largest share of points.
-
05
Materials & resources
Embodied impact of materials, sourcing, and construction and operational waste.
-
06
Indoor environmental quality
Air quality, daylight, acoustics, and occupant comfort.
-
07
Innovation
Performance beyond the standard and credit for novel strategies.
-
08
Regional priority
Credits weighted to the environmental priorities of the project's location.
Four phases. Certified, not rejected.
The same disciplined route, whatever the standard: know the gap before you commit, then close it in the right order.
-
Phase 01
Standard fit and gap assessment
Confirm the right rating system and target level for the asset, then baseline it against the criteria so you know exactly where you stand before anyone commits.
- Rating-system and target-level fit
- Baseline against the criteria
- Gap analysis and feasibility
- Indicative timeline and effort
-
Phase 02
Certification roadmap
Turn the gaps into a prioritized plan, with the evidence each criterion needs, a realistic timeline, and clear ownership through to submission.
- Prioritized gap-closure actions
- Evidence plan per criterion
- Timeline to submission
- Roles and ownership
-
Phase 03
Evidence and documentation
Close the gaps and assemble the evidence to the assessor's requirements, so the submission is complete and consistent the first time, not after a rejection.
- Gap-closure support
- Evidence assembled to spec
- Documentation and calculations
- Internal review before submission
-
Phase 04
Submission, audit and recertification
Manage the submission and the assessor relationship through to the result, then keep the certification current as the operation evolves.
- Submission management
- Assessor and audit liaison
- Response to review comments
- Recertification and maintenance
LEED, in plain terms.
Which LEED rating system applies to us?
It depends on the project: design and construction for new builds and major renovations, interiors for fit-outs, or operations and maintenance for existing buildings. We confirm the right system in the gap assessment.
Can an existing building get LEED?
Yes. LEED has a rating system for existing buildings and operations, and most of our engagements are with operating assets rather than new construction.
What are the LEED certification levels?
Certified, Silver, Gold, and Platinum, awarded on the number of points achieved. We agree a realistic target level up front and build the credit strategy around it.
What is the difference between LEED and WELL?
LEED measures the building's environmental performance: energy, water, materials, and site. WELL measures how the building affects the people inside it. They are complementary and many projects pursue both.
How long does LEED certification take?
It depends on the rating system and the project stage. New-construction certification tracks the project programme, while existing-building certification depends on the performance period. We give a realistic timeline after the gap assessment.
Targeting a LEED rating?
Start with a gap assessment and credit strategy. We will show you the achievable level and what it takes to get there, before you commit.
Not sure LEED is the right fit?
Each standard suits a different asset and goal. Explore the others, or start with the overview.
